Driveways & walkways
The one that changes the look of a house most for the least money. Oil spots and tire marks assessed before we start, entry path and garage apron included.
Driveways, patios, pool decks, pavers and travertine across the Valley. The pressure gets matched to the surface, because the fastest way to ruin a patio is to clean it with the wrong end of the wand.
A pressure washer is one setting away from being a tool that carves lines into your patio. Concrete will take almost anything you throw at it. Pavers lose their joint sand, travertine pits, and stucco comes off in sheets, so those surfaces get washed at a fraction of the pressure, or soft washed, where the solution does the work and the water barely does any.
That distinction is most of the job. The rest is knowing what's actually on the slab: dust that rinses off in a minute, hard-water and caliche staining from years of sprinkler overspray, orange rust bleeding out of an irrigation line, or oil that has had five Phoenix summers to soak in. Those need four different answers, and one of them is sometimes “this will lighten, but it won't disappear.”
Homes and businesses, across Phoenix and about forty miles out. If it's outside and it's filthy, it's worth asking about, and if it's something we shouldn't touch, we'll say that too.

Low pressure, because stone and cool-deck coatings don't forgive. Calcium and hard-water film around a pool gets treated rather than ground off.
Washed gently enough to keep the joint sand where it belongs. We'll tell you if yours needs re-sanding afterwards rather than quietly leaving it open.
Soft washed. Monsoon dust, cobwebs, mud-dauber nests and the gray film that creeps up a north-facing wall, without driving water behind the paint.
Entryways, patios, dumpster pads and drive-through lanes. Early mornings or after close, so nothing happens in front of your customers.
Sprinkler rust on concrete and block, and the white caliche bloom that overspray leaves behind. A treatment, not a pressure problem.
Washing and a window clean in the same visit costs less than booking two trips, and the glass needs doing afterwards anyway. Price a window clean
Both of these are ours, photographed on the day. Wet stone always looks its best, so we take the after shot once it's dried too, and every job gets photos texted to you.

Travertine patio, Phoenix. Stone like this gets washed at a fraction of the pressure a driveway takes. Too much and you pit the surface permanently, which is the one mistake you can't undo.

Commercial terrace, Phoenix. Tile deck and the curtain wall behind it, done in the same visit. Shared outdoor space collects more than anyone notices until the day it comes off.
A 600 sq ft driveway and 600 sq ft of travertine are different jobs, so washing doesn't price off square footage the way windows do. Send a photo and a rough size, and you'll have a fixed number back the same day. No estimator in your driveway, no charge for the quote.
Already booking a window clean? Mention the washing in the same message. Doing both in one visit is cheaper than two trips, and the glass wants cleaning after a wash regardless.
We answer inside a day, usually much faster. No deposit, no card.
Your request is queued. We'll be in touch inside a day. If you have a photo, text it over to (623) 826-9542 and we'll match it up.
A photo, a fixed number, a careful wash and proof it came off.
The whole area in one frame, plus a close-up of the worst patch. A rough size helps and a guess is fine.
Same day, with a straight answer on anything that will lighten rather than vanish. That's the price you pay.
Pressure matched to the surface and tested in a corner first. Plants rinsed, gates shut, nothing left running.
Photos texted over. Wet stone always flatters; the dry shot is the one that tells you the truth.
If yours isn't here, text it. You'll get a real answer from the person who does the work.
